Planning permission was obtained in September 2016 for the construction of a new 300,000 sq ft mixed-use development. The scheme is office led with eight floors of prime Soho working space with large garden terraces dedicated to every floor. Level eight of the property is the new Headquarters for Soho Estates.

A large portion of the site comprises new public realm space with a new café and restaurant lined mews linking Manette Street to Greek Street. This mews, known as James Court, provides both al fresco dining and a focal point for visitors to dwell on this busy route into Soho. Australian cafe and restaurant, Milk Beach and Israeli restaurant Kapara and Italian restaurant Daroco currently operate at James Court.

The development also includes three levels of extensive underground creative office and post-production space. Warner Brothers De Lane Lea has already leased 30,000 square feet of this space for their London post-production facility. Additionally, Ilona Rose House now hosts tenants such as Dawn Capital, Skyscanner, and Planet Payments.


On the Soho side of the development, 14 Greek Street, a Grade II listed building, has been protected and carefully restored. Next door, at 12-13 Greek Street, the façade of the building has been retained, and eight affordable housing flats have been constructed behind it, as well as The Little Scarlett Door, a cocktail bar with outdoor seating.


Cantillon Ltd were awarded the demolition and excavation contract, and work began on site in March 2017. Sir Robert McAlpine was appointed as Construction Manager and started work on site in May 2019. The project was completed on 24th May 2021. Fit-out and public realm works commenced in earnest from June 2021, with the full building now completed and operational.
